Private Residence: Water-Damage Investigation and Flooring Restoration
A measured investigation and repair sequence addressing water-related damage in a finished kitchen while preserving continuity with retained materials.
The project challenge
Water-related damage affected the kitchen floor assembly within a completed residence. The response needed to reveal enough of the concealed condition to make a sound repair decision while limiting unnecessary disruption to cabinetry and adjacent retained finishes.
- Project type
- Residential investigation and repair
- Location
- Newport Beach, California
- Scope
- Selective removal, substrate assessment, preparation, and flooring restoration
- Focus
- Existing conditions, material transitions, and finish continuity

Investigate first, repair second
- Use selective removal to expose the affected substrate and define the repair boundary.
- Evaluate retained conditions and transitions before selecting the installation sequence.
- Prepare the substrate and coordinate the replacement flooring with adjacent finishes.
- Complete the work with attention to continuity, protection, and clean restoration.
A controlled restoration
The affected floor area was prepared and restored with replacement finish flooring coordinated to the retained kitchen conditions. The case study reflects G10 Design Build’s broader existing-building approach: verify what is present, define the responsible scope, and execute the repair deliberately.
